The house is situated on a very quiet road, with breath-taking views of the surrounding countryside and the nearby town of Tolentino on one of the hills.
Tolentino has excellent links and motorway access towards the coast, Civitanova Marche, then the A14 to Ancona in one direction and Pescara in the other. Both have airports served by low cost airline Ryan Air. The stone part of the house, the oldest part, has been restored with plumbing ready for central heating, and already has a bathroom. It is accessed by the outside staircase up the front of the house. The other part was probably built in the 1930's and has huge rooms which can be modernised and redesigned as the owner wishes. with huge animal barn below. Tolentino in the heartland of the southern-central Marche is a thriving medieval town set in rolling hills. It has good road communications towards Umbria and Rome and to Ancona and the coast. It is in the province of Macerata.

To the west of the Ascoli Piceno and Macerata provinces are the impressive Sibillini mountains, a 40 kilometre range with several peaks the western side of which runs down into Umbria. The Sibillinis make up the regions National Park and Nature Reserve. From this mountain range, hills roll eastwards towards the coast. The driving distance between the mountains and the beaches is approximately 1 Hour.
